About the Site

Chesapeake Data represents the transformation of a retired coal-fired power plant into a next-generation, multi-phase AI and high-performance computing campus designed to anchor Maryland’s clean, reliable, and competitive digital economy.

Engineered for mission-critical, high-density workloads, the campus leverages existing transmission infrastructure and optional gas firming to provide resilient, dispatchable power. This adaptive reuse strategy shortens development timelines and reduces environmental impact — showing how historic industrial sites can be thoughtfully repurposed to serve today’s technology-driven economy.

  • The first phase of the project is planned to deliver a large-scale data center supported by on-site energy resources, including flexible natural gas generation and battery storage.

Responsible Development

  • By redeveloping an existing industrial site and committing to transparent environmental oversight, this project delivers responsible growth while minimizing impacts on surrounding land and communities.

  • Incorporates LED lighting, energy efficient building materials, and demand-response capabilities with opportunities to integrate on-site solar and battery storage.

  • The project will coordinate fiber upgrades and enhance road and pier logistics by leveraging existing barge access, helping reduce traffic impacts while strengthening regional connectivity.

  • Operational noise is expected to remain below local limits and inaudible at the property line. Buildings will be low-profile, existing stacks will be removed to improve site appearance, and lighting will be designed to minimize off-site impact.
